Yes. A holding deposit must be paid in order to reserve a home. The amount due is dependent on the home you reserve and will be deducted from your first months’ rent:

  • 1 bed £150
  • 2 beds £200
  • 3 beds £250 

The holding deposit is held in line with the Tenant Fees Act 2019. Please contact the Resident Services Team for more information. 

We ask for a dilapidation deposit of one month’s rent when you move in. (The dilapidation deposit is refunded on condition of the property being returned in a good condition at the end of you tenancy). Please contact the Resident Services Team for more information. 

All residents at The Slate Yard benefit from free fibre broadband – Household utility bills such as water, electricity and council tax are your responsibility.

Council tax for any of our 1-bed apartments are band B OR band D for any of our 2

If you are going to be living alone then you should be eligible for a 25% ‘single person’ discount – you will need to apply to the council for this after you move into the property – please see here – https://www.salford.gov.uk/council-tax/my-bill/apply-for-a-reduction-to-my-bill/discounts-and-exemptions/

The exact cost of your electricity and water bills will of course depend on your own personal usage as well as anyone you may share your home with – If living independently and managing bills is new to you, it may be worth researching the typical costs of bills based on the type of property you’re looking for and the number of people you will be sharing your home with as this is something which you will need to factor into the cost of renting.

In order to rent an apartment at The Slate Yard, you will need to meet our affordability criteria. This requires you to be in permanent employment in the UK with an annual income of at least 30x the monthly rent for single occupants OR for multiple occupants, each occupant must have an annual income of at least 15x the monthly rent.

Where affordability criteria is not met, you will be asked to provide a UK guarantor – your guarantor must be in permanent employment in the UK with an annual income of at least 30x the monthly rent.

In the case that you are in full time studies, receiving your income from overseas or in some cases, self-employed – a guarantor will also be required.

On-site parking is £150 per month (subject to availability). There is also an NCP Car Park opposite.

Yes – there is staff on site 24 hours a day to ensure you feel safe and supported. If have any questions about anything or need some assistance, speak to a member of staff at reception and they’ll be happy to help.

We’re constantly reviewing the services we offer to make your experience at The Slate Yard as pleasurable as possible. As part of our incredible selection of amenities, we have a committed onsite maintenance team who will be happy to assist you anything you need.

It sure is – and it’s not just your bog-standard internet, every apartment comes with high-speed broadband.

Our apartments come furnished with bespoke pieces at no extra cost. To make your move-in experience as effortless as possible, your furniture is set up on your arrival and will include a variety of designer pieces, including a sofa, large bed(s), coffee tables, dining tables and much more. 

Once you’ve completed referencing and a move-in date has been agreed, you’re good to go.

Yes, and a cycle and yoga studio! Our state-of-the-art gym features all the equipment you need to burn calories, build muscle and find your zen. But if you’d like to challenge yourself further, our onsite PT instructors will whip you into shape at one of their bootcamps – for a small charge.

Don’t worry, we have a safe and secure cycle storage unit for residents on a first come, first serve basis.

The Slate Yard is pet friendly, but you will have to pay a little more rent to cover the cost of cleaning and general wear and tear.  Most small pets are fine, but we do have restrictions on the size, breed and type of pets brought into the building. To find out if your companion falls in line with our rules, just get in touch.

We’re all about community at The Slate Yard and have designed our amenities to support this. Our residents’ lounge is located on the ground floor and has free coffee and super-fast WIFI. It’s the perfect place to relax and have a catch up.

It’s our goal to have our residents’ mix and feel part of a real community. Therefore, we host regular social events to encourage this. From cheese and wine tasting and summer BBQ’s to book clubs and Yoga, you’ll not want to miss out on our exciting social calendar.

Of course – all our properties have windows that open.

The Slate Yard’s amazing extras are exclusive to residents. However, if you’d like to bring some friends, that’s not a problem.
